Electrician in Edinburgh
EICRs, rewires & emergency call-outs

Phasecore is based in Musselburgh, on the eastern edge of the city — close enough that Edinburgh is everyday work. Flats, tenements, houses and small commercial premises, all tested, signed off and certificated.

Edinburgh & the city side

An Edinburgh electrician, based just outside the city

Musselburgh sits on Edinburgh's eastern boundary, a few minutes past Portobello. That's where Phasecore is registered and based — and Aaron works right across the city from it, not just the nearest few streets. Same electrician, same certification, wherever the job is.

Right across the city

From Portobello, Leith and the east side through to the New Town, Morningside, Corstorphine and the south side.

Flats and tenements included

A lot of Edinburgh's housing is flats and tenements, where the board sits in a hall cupboard, the meter is two floors down and nothing is quite standard. It's still the same certificated work.

Landlord paperwork sorted

EICRs come with a clear pass/fail certificate, anything flagged explained, and the documentation letting agents and insurers ask for.

Open seven days

07:00 to 18:00, Monday to Sunday — useful when access has to fit around a tenant, a factor or a work day.

What we do

Electrical services across Edinburgh

The jobs we're asked for most in the city — for homeowners, landlords, letting agents and small commercial premises.

Consumer unit open for inspection and testing

Electrical Installation Condition Reports (EICR)

Edinburgh has a large private rented sector, and an EICR is the report that keeps a let property compliant. We inspect, test and issue a clear pass/fail certificate with anything needing attention flagged.

  • EICR certificates for landlords and letting agents
  • Flats, houses and commercial premises
  • Pre-purchase checks for buyers
  • Clear remedial quote if anything's flagged
  • Digital certificate emailed the same week

Consumer units

Plenty of Edinburgh flats and houses are still running on an old wired-fuse or split-load board, often tucked in a hall cupboard or above a door. We swap them for a modern consumer unit with individual RCBO protection on each circuit.

  • Modern consumer unit installs with RCBO protection
  • Old wired-fuse and split-load board replacements
  • Surge protection device (SPD) included as standard
  • Earthing and bonding brought up to current regs
  • BS 7671 certificate provided

Emergency call-out

Tripping breakers, dead circuits, burning smells. Call Aaron and we'll diagnose the fault and make it safe quickly — if a longer fix is needed we'll come back the same week to finish properly.

  • Tripping breakers and RCDs that won't reset
  • Dead sockets, dead circuits, lost power to a room
  • Burning smells, scorch marks, melted fittings
  • Storm-damage and water-ingress faults
  • Make-safe + return visit for the proper repair
Ceiling-mounted Ei interlinked heat alarm with active green status light

Interlinked smoke & heat alarms

Every home in Scotland needs interlinked smoke and heat alarms — mains-powered with battery backup, all talking to each other. It's one of our most-requested jobs and a common sticking point on flat sales and lets.

  • Mains-powered interlinked smoke alarms
  • Heat alarms for kitchens
  • Carbon monoxide alarms where required
  • Compliant with Scottish Government interlinked alarm law
  • Certificate provided for landlord records

Rewires

Much of Edinburgh's housing stock is Victorian, Georgian or early-20th-century, and wiring that old was never designed for the way a modern home draws power. We work room by room where possible, and lift floors and walls only where strictly necessary.

  • Full house and flat rewires (staged where possible)
  • Kitchen, bathroom and extension rewires
  • Listed-building friendly methods
  • Co-ordination with plasterers and decorators
  • Full BS 7671 certification on completion
Concealed LED strip lighting installed in a bathroom

Indoor LED & niche lighting

Hidden LED strips for ambient warmth, alcove shelving, recessed niches, accent lighting. We work with you on placement so the effect lifts the room, and install neatly so the cabling stays out of sight.

  • LED strip lighting for alcoves, niches and shelving
  • Recessed downlights and accent spots
  • Under-cabinet, plinth and skirting lighting
  • Bathroom and en-suite feature lighting
  • Smart and dimmer controls
Dark grey Cat6 data point installed flush in a plaster wall, labelled 01/02/02

Data & networking

Thick stone walls and long hallways are hard on a wireless signal, which is why so many Edinburgh flats have a room the Wi-Fi never quite reaches. Hard-wired Cat6 fixes it properly.

  • Cat6 data points to studies, lounges, outbuildings
  • TV / aerial / satellite cable runs and outlets
  • Network switch and access point installation
  • Structured cabling for small offices and shops
  • Tidy, labelled terminations at the router end
New exterior wall lights installed at a front door

Outdoor lighting

Wall lights, security floods and garden lighting installed properly the first time. Weatherproofed for Scottish conditions and sensibly placed for actual lighting effect rather than glare in the eyes.

  • Up/down wall lights for entrances and walkways
  • PIR motion-sensor security floodlights
  • Garden, drying-green and pathway lighting
  • Outbuilding, garage and EV charger area lighting
  • Outdoor-rated sockets to a tidy finish

Common questions

Electrician in Edinburgh — FAQs

Do you cover the whole of Edinburgh?

Yes — Aaron works right across the city. Phasecore is based in Musselburgh on Edinburgh's eastern edge, so Portobello, Joppa, Leith and the east side are closest to us, but we take work from the New Town and Stockbridge through to Morningside, Corstorphine and the south side.

Do you work in flats and tenements?

Yes. A large part of Edinburgh's housing is flatted, and the electrical work is the same work — EICRs, consumer unit replacements, rewires, interlinked alarms and fault-finding. Where a job touches a common stair or a shared supply there are usually other owners or a factor to involve, so tell us what's needed and we'll talk it through before quoting.

Do you carry out EICRs for Edinburgh landlords and letting agents?

Yes — we carry out Electrical Installation Condition Reports for landlords, homeowners and businesses, with a clear pass/fail certificate and anything that needs attention flagged. Certificates are provided for landlord records, and we can supply the documentation letting agents and insurers need on request.

Do you take on small electrical jobs?

Yes — no job is too small. A single socket, a light that won't switch, an extractor fan, a dodgy switch or an extra outdoor point are all worth a call. Get in touch and we'll give you a quote for it, same as we would for a full rewire.

Are you insured, and will I get a certificate?

Yes — Phasecore Electrical is fully insured and our workmanship is guaranteed. Every job is tested, signed off and certificated to BS 7671, and we provide documentation for landlords and insurers on request.

When are you available — do you work weekends?

We're open 7 days a week, from 07:00 to 18:00, Monday to Sunday.

How do I get a quote, and how quickly will you reply?

It's free and with no obligation — we give an itemised quote up front. Call or WhatsApp 07440 785 435, or send the contact form, and we aim to get back to you the same working day.
